REPLACING A CESSPOOL

with a new septic system. I bought a distressed property with
the private sewerage system being a cesspool inside a garage. Yup,
inside the garage. The home was built in 1956. The two car garage was
added later. The cesspool was originally outside. A cesspool is a pit
where liquid and solid sewerage from a house is deposited. Cesspools
are not allowed in new construction in Massachusetts. They are still
legal but cannot be repaired. If the cesspool fails then a new septic
system must be installed.

So I had to have the land "perked" and a new septic system designed
for a three bedroom home. There are wetlands within 100 feet of the new
system. We had to go before the Conservation Commission and have them
issue a order of conditions. In this case it was hay bales and silt
fences to prevent any dirt from leaching into the wetlands. The new
system will have a distribution box, 1500 gallon septic tank and a leach
field. The new system is being completed under the watchful eyes of
the Board of Health agent. Inspections are required at certain stages
during the installation process.

All of this will be done in three days. It could be completed sooner
but the Board of Health agent is part time so we have to wait for him.
This is a very simple system becasue the whole area is gravel based
soil. 90% of this town have private sewerage systems.
